Located in the heart of
Scottsdale’s vibrant downtown, the USD $300 million Scottsdale
Waterfront was the culmination of a complete redesign and refinancing
of a difficult project that had stymied developers for over
20 years. A Henna principal led the wholesale makeover of the
property’s plan, entitlements, and community image, all
while negotiating a financial and management restructuring with
the project’s partners.
The Waterfront, still owned
in part by Starwood Capital Group, is a testament to Henna’s
ability to fashion sources of value that were believed to be
nonexistent. Utilizing strong community relationships and consultants,
a one-of-a-kind zoning entitlement was secured that permitted
the tallest buildings in the city to be constructed. Now well
into construction, when complete, the four-phase project will
include approximately 200 luxury condominium residences, a boutique
hotel, and 200,000 square feet of retail shops, restaurants,
and office-condominium space, all oriented along the historic
Arizona Canal.
